Step 4: Comply With Relevant State and Local Laws

In order to obtain approval under the Philadelphia Zoning Code, each property must comply with all relevant state and local laws.  For instance, to operate a business which will be open to the public, the building must comply with the Philadelphia Fire Code and Philadelphia Building Code.  In another example, a landlord wishing to rent a residential property must, among other requirements, obtain a Philadelphia County Rental License.

It would be impossible to list all relevant state and local statutes here with a plain language explanation for each.  Individuals should contact an attorney with experience in land use to ensure that their property complies with these statutes.
